City OKs Condo Project on West Side

Interfaith Neighbors Inc. has been approved to build 20 residential units on a vacant lot on Springwood Avenue across from the new park in Asbury Park.

The $4.1 million project has been called the Turf Club Project because it is across the street from the former Turf Club.

The resolution states it will be completed with no cost to the city.

It calls for 10 townhouses in five buildings with each containing a two bedroom unit upstairs and a one bedroom unit on the ground floor. Each deed includes two units, allowing for one to be used as income property.

“We are trying to meet the need for small rentals,” Durkin said.

Patrick Durkin, Director of Real Estate Development for Interfaith Neighbors, said this week that soil testing is being completed at the site.

Durkin said preliminary tests show there may be an underground oil tank on the property which, if found, would need to be removed.

If it’s a dry tank it can be removed easily, but if there has been leakage at the site the soil would need to be remediated, slowing down the project until Department of Environmental Protection approved the site for building, he said.

Storm water retention at the site will also be included in the plan.

“There is lots of work to be done; that’s typical of a project this size,” he said.

Durkin said if there are no obstacles he is hoping construction can begin in the spring of 2017.

The property consists of 14 lots which will be subdivided before building begins.

Shore Point Architecture, P.A. designed the project and Durkin said Interfaith Neighbors, LLC will manage the project.
